I have a 30 gallon water heater, i have one shower and a garden tub. My shower works fine. The problem im having is that when i try to fill my tub about half way it gets cold which i know is due to the capacity of my tank, but after it starts to run out of hot water the water turns brown. Does any one have any answers to this or solutions?
Hello: Various things: The heater may be rusting; the plumbing upstream may be steel bringing rust to the heater and tub. You may be on a well with high iron or iron bacteria.
I'd measure the actual amount of hot water you get from your heater before the water begins to cool. You should get 70 to 75% as undiluted hot. The shower water may be colored as well but you simply can't see it so easily. If it is not too late to do it, an anode in the tank could essentially stop rusting and take care of that potential source of discolored water.
