Hot Water Heater Problem  Rate Topic

The water heater in my rental home started acting up after the last renters moved out. The upper thermostat kept tripping. I have had the tank drained, both elements replaced. I replaced the upper thermostat last weekend when I was down there. Before I left, I verified that the thermostat was switvhing between the upper and lower elements. I also measured the current each element was drawing when they were operating. 16 amps on the upper and 16 on the lower. Now the upper stat is tripping again. Voltage is good thru the stat on both elements. I'm stumped! Is there any other trouble shooting excercises I can try?  Thanks

Hello:  It seems the only part you haven't replaced is the lower thermostat.  It could be causing the high limit to trip and it's the one most likely to be damaged by water and quit working correctly.  The only other thing that comes to mind is the wiring.  I'd check the wiring diagram to make sure it is all still hooked up correctly.
